Plans for 135 homes, new shop and village green

New plans for 135 homes, a shop and a green have been revealed for the proposed expansion of a village.

Developer Guildcrest Homes has asked Thanet District Council (TDC) for permission to build the estate in Manston, near Ramsgate.

The application written for the developers by architects Turner Jackson Day says the firm plans “to provide quality new homes that reflect the character of Manston and maintain a strong relationship with its landscape and village setting”.

“The proposals will also seek to provide benefits for the wider community through proposed highways improvements and the provision of a new village green and local shop,” the application says.

Manston Road runs south of the site, which currently consists of “unviable” agricultural land, according to planning documents.

Plans say there will be 25 detached homes, 42 semi-detached, 42 terraces, 10 flats and 16 homes specifically for people over the age of 55.

Of all the homes set to be built, 95 are set to be sold at market rate.

The remaining 40 properties are set to be sold as affordable homes or put up for social rent at below market prices.

The developers say they will take “a traditional approach to architectural detailing”.

“A range in dwelling types will ensure a diverse and visually interesting street scene,” they stress.

Alongside the shop, Guildcrest is also proposing a new village green and a pond on the 15-acre site.

They say the shop will “serve both new residents and the wider local community” and be made from timber, brick and corrugated metal to reflect the style of local agricultural buildings.

As an outline planning application, if permission is granted, the developers will need to come back with further, detailed applications in future to approve the exact designs and layouts of the homes, known as reserved matters.

It is not yet known when TDC’s planning committee will decide on the application, but a target deadline of September 25 has been set by the authority.
