Plans to increase the size of a new-build estate by more than 20% are set to be approved next week.
Housebuilders Redrow submitted their proposals for the 59-home development on Hoplands Farm in Westbere, near Canterbury, three years ago.

The new properties will be in addition to the 250 already built on the estate, which was granted planning permission in 2017.
The site sits on agricultural land to the south of Island Road.
In its application documents, Redrow says: “The proposal is a sustainable development, which makes effective and efficient use of the land consistent with government objectives, without compromising the overall vision for the development at the settlement edge of Hersden.
“The proposals will create an attractive residential area and are entirely suitable for the site in terms of amount of development, layout, scale, appearance and access.”
Canterbury City Council planning officers are recommending that councillors vote to green-light the 59 homes at a meeting on Tuesday, July 22.

Despite technically being within the plot of land related to the Hoplands development, planners say it will not end up too close.
“The proposed dwellings would be located a significant distance from houses approved on the Hoplands site and will successfully avoid overlooking, overshadowing, overbearing and loss of light,” their report reads.
The developers say the estate will feature “a wide range of unit sizes and house types from four-bed detached homes to one-bed flats”.
Of the houses proposed, 18 are set to be affordable – meaning they will be sold or rented at below the market rate.
Of these, 70% will be affordable rent, and 30% will be sold under a shared ownership scheme.

Four one-bedroom flats, nine two-bedroom homes, three three-bedroom homes and two four-bedroom properties will be included as affordable homes on the new estate.
